SuReal acts as a sustainability expert in the guidance of the team with the aim of being able to draw up the necessary BREEAM-evidences, determine the renewable energy share, and provide hygrothermal advice with regard to interior insulation in the heritage buildings.

Sustainability Management: BREEAM communities guidance and hygrothermal analysis

In January 2018, the consortium Matexi, DMI, Democo, 360-Architecten, Sergison-Bates Architects, B2Ai, … won the competition for the reallocation of the Leopold Barracks with a proposal that should transform the site into a sustainable city neighbourhood. In this new urban neighbourhood, there will be room for the new Provinciehuis of East Flanders, art studios of the HISK, offices for the Ministry of Defence, a city hotel, childcare facilities and 91 residential units.

 

In the reallocation of the Leopold Barracks, maximum attention is paid to protecting the historical character and architectural heritage of the site. According to the developers, the new Leopold Barracks should become a place of rest and a meeting place for the neighbourhood and will meet strict sustainability requirements.

 

For example, no less than 70% of the energy required will be generated on-site and in a sustainable manner. The province has been purchasing the remaining energy 100% green for years, which means that the provincial government building can be called CO2-neutral.

SuReal also provides advice with regard to the renewable energy share and the hygrothermal performance of the heritage buildings. For the first type of advice, calculations are carried out to determine whether the project is still 70% renewable, and which remedial measures are necessary in case of a lower renewable energy share. For the second type of advice, an examination is made, based on literature, of which insulation material is the most suitable for interior insulation. The vapour density of the construction, internal condensation, frost damage, etc. are all taken into account.
