For the identification of optimisations, we first examined the intrinsic properties of the building (building envelope, installations, existing comfort, …) on the one hand and the needs and wishes of the end user (reduction of energy costs, reduction of annual CO2 emissions, increase of comfort, …) on the other hand. To this end, we based ourselves on existing reports (energy audits carried out, etc.), available plans and cuts, a site visit, etc.
After collecting all measures, they are budgeted. For this purpose, the necessary adaptation work, the product and installation costs, as well as forms of financing are considered. The latter includes a range of possibilities. It is possible to have the tenant or landlord finance the measure, but alternatively an ESCO as a third party. In this case, for example, energy efficiency measures can be implemented by a manufacturer, with the tenant paying for this investment via the reduced energy bill.
Finally, the conclusions were presented to the tenant and the landlord. SuReal acted as a facilitator between both parties. Advice was given on the technical aspects of the optimisations, the estimate of the cost impact in terms of CAPEX and OPEX, the degree to which comfort is improved, etc.
